Retrofit insulation in Bryan TX - an older house that stays cool upstairs
Hot rooms upstairs and a power bill that keeps climbing? We seal the attic, clear out what's bad and add insulation that works.

Is it worth adding insulation to an older Bryan house?
Retrofit insulation in Bryan, TX means adding insulation to a house that's already built. Most often that's the attic floor of an older home that has little left up there, so the rooms below stop soaking up attic heat. Done right, it starts with sealing the gaps and clearing out anything bad, and the new insulation goes on last.
If the upstairs is hot by afternoon, the room over the garage never cools off or the bill keeps climbing, the attic is usually where I start. The price moves with how much is already up there and whether it can stay, how many gaps need sealing, and how big and easy to move around in the attic is. The schedule mostly turns on whether old insulation has to come out first and whether the job needs a permit, and the written estimate gives you the figure for your own house. The City of Bryan makes contractors register every year before they can apply for permits, so it's fair to ask that of anyone you're comparing. We're fully licensed and insured, based in Bryan, and we work in College Station, Navasota and the cities around them.
What happens after you call about retrofit insulation in Bryan?
Call or send the form
Call (979) 393-7011 or send the form, and most of the time I'm the one who calls you back. We set a time for me to come out and look.
I look at the attic myself
I go up and check how many inches are already there, what shape it's in and anything that has to be fixed before we start, and I tell you what I see. You get a written estimate that shows what needs doing now and what can wait, so you're not paying for work that won't help.
We line up permits and dates
If the job needs a permit, we take care of it. Then we pick a date that works for you.
My crew installs, I check
My crew does the work with me on site. Before we pack up, I walk you through what we sealed, what came out and what went in.
How we do retrofit insulation in an older house
I start by checking the roof deck and attic for leaks, because insulation over a wet spot just hides it, and any leak has to be fixed first. Then I look hard at what's already up there. If it's thin but clean and dry, it can stay. If it's dirty, soaked or full of droppings, we pull it and start fresh, since new insulation over a problem only buries it. Next comes air sealing, which means closing the gaps in the attic floor before anything covers them, because that's the step that's easy to skip and the one you feel in the rooms below. We keep the vents at the eaves open so the attic still breathes. I make sure there's room where the roof comes down low for the insulation plus an air gap above it. Then we blow in loose fill, sent through a hose, to an even depth across the whole floor.
Once the prep is done, a lot of older Bryan attics come down to straight attic insulation work. Foam costs more and seals the air while it insulates, so spray foam insulation is what I'd point you to when the ductwork lives up there. Otherwise, sealing the gaps and topping up with loose fill usually gets you more for the money.

Retrofit insulation questions from Bryan homeowners
How much can adding insulation and air sealing save on my energy bill?
The Department of Energy puts the average at up to 15% off heating and cooling costs when you add insulation to the attic, floors and crawl spaces and also cut air leaks. That's a national average for both steps together, not a Bryan estimate. When you compare quotes, check that air sealing is on them next to the insulation.
How do I know if old attic insulation should come out before adding new?
It usually should come out if it's dirty with construction debris or animal droppings, if it's been soaked, or if it looks like vermiculite, a pebbly loose fill that can contain asbestos. In those cases the safest approach may be to get rid of it and put in only new insulation, and that changes the scope and price of the job. If I see what looks like vermiculite, I stop and tell you before anything gets disturbed.
How much does retrofit insulation cost in Bryan, TX?
Insulation work in the College Station area usually costs about $1 to $5 per square foot. Where an older house lands in that range depends mostly on whether the old insulation has to come out, how much sealing the attic needs and how much new material goes in. I give you a written estimate after I've been up in your attic, so you're working from your house and not an average.
Can Bryan Texas Utilities customers get an incentive for insulation?
BTU's SmartHOME program offers insulation incentives to owners of single- and multi-family homes, worth no less than 10% and no more than 25% of project costs. You have to apply before any of the work is installed. If you're thinking about it, check with BTU before we put you on the schedule.
Do I need a permit to add insulation to my house in Bryan?
Some jobs do, and the city's Development Services department is the office that issues building permits. You can reach them at 979-209-5030 or building@bryantx.gov. When a job needs a permit, we apply for it and handle the inspections, and if it's unclear for yours, I'll find out before we start.
What causes upstairs rooms to stay hot even with insulation in the attic?
Usually it's hot attic air leaking down through gaps, or insulation that's thin in the wrong places. Air slips through around can lights, pipes and the attic hatch, and insulation piled deep in the middle but thin at the edges leaves the tops of the outside walls exposed. Adding more on top doesn't fix either one, which is why we seal first.
